And what are the different seasons in the property market each year? Our consensus is that during the winter months, fewer homeowners at the top end of the market sell their properties, while the first home buyer market stays strong. That means that during the cooler months the first home buyer (cheaper) part of the market makes up a bigger proportion of sales, biasing the median house price down.
